Wohoo, it’s time to sell your home and I bet you are having a hard time figuring out what needs to be done. Where do you spend money? What should be updated? It’s a bit challenging to know what to do and the market has definitely changed.
With interest rates hovering above 7% , its not typical to lists a home and sell it within 2 days, stacking up multiple offers above asking price. Sellers need to be more mindful and come to terms that potential buyers are looking for value.

HIRE A PROFESSIONAL- When it comes to listing your house, work with a REALTOR® that has experience, knows and understands the local market, takes professional pictures and has a game plan for listing your house with aggressive marketing. A great REALTOR® will price your home accordingly based off comparable homes sold in your market. PRICE IT RIGHT!
CURB APPEAL- First impressions are everything. Blow the leaves off your porch, freshen up the landscape, add mulch, make sure the lights on your porch are not burned out, add a decorative wreath and rug to the front porch. Keep the yard mowed and pastures maintained. Does the porch need repainted or stained? Chipped paint is a turn off and also a strike when it comes to USDA financing.
DECLUTTER- It's time to pack away any unnecessary items. Clean out the coat closet and make a donation run. Get rid of Tupperware in your cabinet that is missing a matching lid. Organize the pantry and throw away any expired food. Clear off the photos and extras on your refrigerator. It's easy to accumulate a lot of "stuff" over the years. Start removing items, pack away seasonal decor and clothes. When a buyer walks into your home you want them to see there is enough space for their belongings.
PAINT and REPAIR- Is your daughter's room bright pink? Does the living room have a red accent wall? It's time to depersonalize your home. Invest in a neutral paint that gives a light and airy feel and while you are at it, fill in those nail holes. Is there a light fixture not working? Do you have minor dings and holes in the wall? Make the repairs before listing and make a great first impression when buyers see your listing photos.
KEEP IT CLEAN- Deep clean your home. Dust those baseboards and ceiling fans. Wipe down the kitchen counter tops. Open the blinds and curtains to let natural light flood your home. Make your bed, you never know when a showing will happen. Before a showing, turn on a wax warmer and make sure your trash can is empty. Foul smells are very off putting when a buyer walks through the door.
PUT AWAY PETS AND PERSONAL ITEMS- Secure pets in crates or carriers during showings. Put away valuables, medicines and firearms.
KITCHEN AND BATHROOMS- The top two rooms in the house to update are the kitchen and bathrooms. In the Dallas County market its unnecessary to do a kitchen remodel or replace a bathroom vanity like you see on HGTV. But you can update the kitchen drawer pulls, replace outdated light fixtures or update bathroom mirrors.
